Coming home to a cool home on a hot day is a nice treat, but if you don't take good care of your air conditioning system, you may be coming home to a hot house at any moment without warning. Maintaining your air conditioning system is necessary in order to keep it working throughout the entire season without fail, and with only minor repairs throughout its lifetime. Clean the Coils
The coils on your condensing unit should be cleaned at least twice throughout the warm weather season. Before and after the season are a must but if you live near a lot of trees, you should clean them more often than that. This is because debris from trees, or even grass clippings and other debris can get clogged in the coils and fins of your unit. Clean these by spraying them with a garden hose. Remove the exterior housing panels to get inside so you can get a clear look at the coils and fins to ensure you did a thorough job.
Inspect the Refrigerant Line
The refrigerant line is covered with a piece of black pipe insulation. If this isn't in good shape, you need to replace it. Inspect it throughout the season to be sure it is not dry rotted or damaged from nearby landscaping or anything else. Replacing this piece of insulation isn't difficult to do. Simply remove the old piece and wrap a new piece around the line, securing it in place with tape.
Clear Away Landscaping
Landscaping planted too close to your condensing unit can create a problem later down the road when it begins to branch out and fill in. It will eventually block the flow of air to your system. When this occurs, your system will work harder to keep up and could fail prematurely. To prevent this from happening, trim back this landscaping or remove it entirely and plant it elsewhere. Keep at least 4 feet of clearance around your condensing unit.
